Novi, Mich. —May 1, 2024 — Cunningham-Limp, a construction management firm based in Novi, is pleased to announce the planned groundbreaking on Tuesday, May 14, of its latest municipal project, Northville Township Essential Services Complex. The 96,000 square foot space includes a new police station and jail, fire department, department of public works facility, and parks and recreation amenities at what is now Legacy Park, the former home of a state psychiatric hospital. Cunningham-Limp President Samuel Ashley, Jr., LEED AP, said his team is excited to see the project fully underway.

“For over a decade, the Northville Township Police and Fire Departments have pursued a facility solution to address space inadequacies. By strategically situating the complex, response times for incidents will improve significantly, and the inclusion of the Department of Public Works building will add to the scale and capacity to facilitate diverse community needs within one efficient movement,” Ashley said. “The Essential Services Complex in Northville Township is particularly meaningful to Cunningham-Limp, too, because it embodies our commitment to Building Better Communities.”

Cunningham-Limp has been involved in the development of the new facilities for Northville Township from the beginning phase, utilizing an Integrated Project Delivery (IPD) approach focused on collaboration and transparency, managing projects from concept to completion. While the project was initially projected at $35 million for a modest police station and EMS facility, the new complex is being constructed at a cost lower than the initial estimate. By involving Cunningham-Limp from the start, Northville Township received sound advice and recommendations throughout the design process to ultimately get the project approved and achieve efficient outcomes in terms of design and cost.

With Cunningham-Limp’s growth in the municipal area, Ashley recently spoke at Michigan Townships Association Educational Conference in Traverse City to discuss value creation in public projects.

“On average, public projects cost 35% more than private projects – but they don’t have to,” Ashley noted. “Our goal is to partner with public entities to ensure they get the best value in projects that serve their communities without overpaying or overdeveloping.”

The Northville Township Essential Services Complex marks the sixth municipal project in recent years for Cunningham-Limp, following work in Orion Township, Bloomfield Hills, Auburn Hills and Farmington Hills. The project also involves collaboration with Partners in Architecture for the project’s architects and OHM Advisors for civil engineering. It is slated to be completed in April 2025.
